For a private developer, the firm undertook design and feasibility for a dramatic high-rise, urban mixed-use development proposed for a site along the eastern expansion of Baltimore’s waterfront. Configured for condominiums above retail and parking, the project is positioned for the active adult residential market in a vibrant area of Baltimore that is undergoing rapid redevelopment. The complex is planned for a tight, geometrically challenged property bounded by an adjacent new mixed-use development, a public park, and a critical waterway buffer. The proposed design maximizes the site while respecting the adjacent community; and the building is configured to take advantage of the extraordinary views in both directions. The curved glass facade, pierced at intervals to accommodate balconies, is detailed from base to crown by transparent edges that soften the massing and visually reduce the scale. 77 high end residential units vary between 1,600 SF to 2,100 SF each.
